Dear Leaders:

After this session you may be feeling excited, tongue tied and perhaps a bit fearful that you will not be able to master objection handling as well as you need to. I didn’t always sound as proficient as I do now. What made the difference? What always does… drill, practice and rehearse. This week find a partner and role play till you feel confident and competent. Don’t allow fear to stop you from confronting head on the most common stalls and objections. If you are going to move a prospect from a, “Perhaps,” to a, “Yes,” competency in objection handling is the key.
You have one more week to reach the goal you set at session one. If you’ve achieved it already, BRAVO; if not, it is never too late. Go for it, gang!

Success Tip– Feedback nets a listing

Just had a great experience.  You know how easy it is to delay or ignore requests for feedback, or say nothing meaningful?  Don’t.  I was just offered a listing because I had taken the time to give positive feedback but also include a concern that my buyer had expressed when viewing the home.  The listing, as it turns out, was due to expire and the homeowner called me to list it.  She said I was more helpful  athan her current agent had been.

Dear Leaders:

There are just two more sessions till graduation. The highest production in many programs happens between weeks 7-9. Why? Because most of the pieces of the success puzzle are already in place. You know what to do to separate productivity from activity, schedule an appointment when you want one and to handle objections like a pro. Practice makes perfect. We remember what we do most and forget what is neglected. If you are happy with your production to date, I am happy, too. If you need to do more, do it. Finish strong!

If you’ve made it this far, it means that you are a true winner willing to invest in your success. Now it’s time to be sure that you are bringing prospects’ homes to market in the right way. A home that will not sell is not a listing, it is a liability! If you are carrying some “liabilities,” use what was learned this week to reposition the properties so that they’ll sell! Expired listings ruin your reputation, and you’ll rarely, if ever, get a referral from a seller whose listing expired. Beat last week’s stats!

Peeling Potatoes

Last week’s session was on Attitude.  I sat through the class half hearing, half absorbing but mostly wondering how my family was doing.  In the previous two weeks our family has been falling apart.  Our youngest daughter, a Type 1 Diabetic, collapsed at school and was unresponsive.  As a result she was rushed to Children’s Hospital where she was admitted.  On the way to the hospital, I received a call from my Dad to tell me that my Mom had suffered a heart attack and was on her way to the hospital in Florida.  She was admitted to the ICU at JFK hospital in West Palm Beach.  This was on a Monday.  That Thursday my Father-In-Law had a major stroke and was in ICU for 9 days.  He was then transferred to a long-term care facility.  He is going to be there for at least 4 months.  In the meantime, my Mom-In-Law has developed panic attacks and does not want to be alone, so we are all taking turns staying with her day and night.  Needless to say, my production has not been there like it should be.  Tonight, as I was peeling potatoes for diner I realized something – I had an “aha” moment.  My attitude has been all wrong.  I have chosen to jump on the pitty wagon feeling that I’ve had the perfect excuses – and I have.  However, now I have to deal with three weeks of lost time which I must make up for.  Not for Mark or my company or even for my team, but for myself.  I have recommitted (to myself) that “If it is to be, it is up to me”.  And so I begin this 7th week with a firm commitment to myself to pull in the reigns, take a big girl pill and make those calls – I WILL finish on top!
